15TH CENTURY CASTLE FOR SALE TRASIMENO LAKE, UMBRIA
GEOGRAPHIC POSITION
In Umbria, a few km from Passignano sul Trasimeno, on a hill with panoramic views, stunning historic property made up of a watching tower and ruin of a castle with surrounding walls. Passignano is one of the most beautiful villages by Lake Trasimeno and it is within easy reach of important tourist towns in Umbria and Tuscany, such as Perugia, Cortona, Assisi, Gubbio and Arezzo. The nearest airport is in Perugia, only 40 km away.
HISTORY OF THE BUILDING
In 217 B.C. a battle between the Romans and the Carthaginians took place in the vicinity of Passignano sul Trasimeno, it was one of the most important battles of the Second Punic War. This area has always been strictly connected to Perugia and had a strategic importance, since it is located among Lake Trasimeno, the Upper Tiber Valley and the Val di Chiana. Passignano in the 11th century belonged partially to some monks and partially to a noble family, then it was plundered by the Florentine army and later it was annexed to the States of the Church.
DESCRIPTION OF THE BUILDINGS
The property is made up of the tower and the ruin of the castle, for a total surface area of 534 square metres. The sandstone quadrangular tower has pointed windows and is laid out on six levels. In the tower there are pigeonholes, which were used to catch birds, and on the top of it there are brick brackets. The castle is laid out on two levels on average and it has sandstone and calcareous walls. According to the project, which has already been approved, the property will be composed as follows:
- Basement: hall, bathroom, internal pool, bedroom with en suite bathroom. Kitchen, living room and bedroom with en suite bathroom. Storeroom and utility room;
- Ground floor: eat-in kitchen, cantina, loggia, terrace, dining room/kitchen, two bedrooms with en suite bathrooms;

- Second floor: kitchen;
- Third floor: living room;
- Forth floor: living room;
- Fifth floor: corridor, bathroom and laundry room;
- Sixth floor: bedroom.
STATE AND FINISHES
The property has the status of the National monument and is presented as Castel Fiume on various antique maps including the Fresco in Vatican map gallery.
The castle is finished to a builder’s finish, the tower and part of the castle are habitable, while the frontal part has been rebuilt. The origins of the property are uncertain, probably the largest part of the building dates back to the 11th-12th centuries, while we know for sure that in 1313 the walls were restored.

The property is surrounded by 6,500 square metres of land with olive grove.
USE AND POTENTIAL USES
Given its privileged position and its features, the property can be used as representative building and as luxury private home.
The term Castle derives from castellum which, in turn, derives from Castrum, a Latin term that refers to a military settlement. It is, in fact, in Roman times that we find the first elements of castles, architectural structures that become even more important with the advent of the barbarians. These peoples, nomads and mostly devoted to hunting and war, were also particularly ferocious and it was therefore required to fortify the already existing military facilities.
With the fall of the Roman Empire and the advent of the Middle Ages the decentralization of power required the creation of different types of fortification. At the beginning the scene was dominated by the watch towers whose purpose was primarily military.
The different economic and social structure, typical of the Middle Ages, then, required the creation of fortified towns. The castle became, therefore, the nucleus of a decentralized economy that, from the city, now moved to the countryside. That’s why the castle appeared as real fortified village.
In modern times, with the advent of various forms of fortification, the castle lost its defensive role. The various castles began, therefore, to be converted into residences for noble families.
Currently many of the castles in Italy and Europe are in need of renovation and therefore represent an unique opportunity to give a new life to a piece of history.
