HISTORICAL VILLA WITH CHIANTI VINEYARD FOR SALE
This estate with a 17th-century manorial villa is set just a few km from Florence. The estate is made up of many historic buildings (over 7,800 sqm in total). As for the farming business, the estate covers a total of 231.5 hectares and include a Chianti Montalbano DOCG vineyard (2.5 ha) and an ample olive grove (7,000 trees) that allow producing up to 11,600 bottles of wine and 2.0 tons of olive oil per year. Excellent investment for an accommodation business.
A stone’s throw from a town with all the services (5km; 15’), the estate is located in panoramic position and is easily reached. The quick access to several other towns of Tuscany makes this property extremely interesting (Florence, San Gimignano, Lucca, Pisa, Volterra, Siena, Viareggio, Montalcino...).
DESCRIPTION OF THE BUILDINGS
The property, located on a hill a short distance from a town, is made up of several groups of buildings.
The Villa with its annexes (oratory, stable, lemon-house, servants’ quarters, escritoire, billiard room, greenhouse, laundry, ironing room, henhouse, firewood shelter, chapel…), dating back to the beginning of the 17th century for a total of 2,660 sqm (28,622 sqft), makes up the heart of the property. Separated by an Italian garden, we find a small park and a fruit orchard.
A short distance from the villa, the Hamlet dating back to the 1000 AD includes an old residence (900 sqm – 9,684 sqft), already recovered and with ongoing restoration works, where we find the offices of the business, the reception for the Agriturismo, an apartment (or wine-tasting room) and a barriques room in the basement.
Next to this building, on the western side, we can see a beautiful medieval building (1,086 sqm – 11,685 sqft) recognizable by the peculiar crenellation. The building is laid out onto three floors (of which only the first one needs some works) and includes a vinification cellar, a bottling room, pressing and withering locals, storage rooms, packaging rooms and hygienic services for workers.
On the eastern side, instead, there is a building (600 sqm – 6,456 sqft) dating back to the beginning of 1900s and includes on the ground floor an olive mill, a canteen for workers, a garage for agricultural vehicles, a workshop, a gas storage room and oil packaging local, while on the first floor there is an ample storage room for olives with a feeding mechanism connected directly to the mill.
Around the main complex, the property has another 6 poderi, all built between the 15th and the 19th century.
The podere N°1 (526 sqm – 5,660 sqft) is made up of simple and well-made buildings. As of now, the structures are undergoing restoration (halfway through).
The podere N°2 (342 sqm – 3,680 sqft) is made up of residential buildings with annexes: half of the structures is restored, while the other half has just been recovered and needs several works to be brought back into an inhabitable state.
The podere N°3 (330 sqm – 3,551 sqft) is made up of a single building, internally split into three apartments and currently used as an Agriturismo fitted with garden and pool.
The podere N°4 (898 sqm – 9,662 sqft) is made up of notable buildings currently used as shelters for animals and tool shed.
The podere N°5 (488 sqm – 5,251 sqft) is located in panoramic position and is fitted with a nice terrace to enjoy the view. Once intended as a shepherd’s residence, the building is currently unused.
The podere N°6 is located a bit father from the property, at the bottom of a valley since it was once a mill, and is currently a ruined building.
STATE AND FINISHES
The property is made up of buildings dating back to various ages, the most ancient of which to the Middle Age (ca. 1000 AD). The manor villa was built in the 17th century and is in good shape, even if some restoration works are needed to bring it back to its original splendor.
The wine-making section of the property is instead in excellent shape, given its recent restoration, and is actually working with state-of-the-art equipments.
The surrounding poderi are instead in mixed conditions: we find partially restored complexes (podere N°1 and podere N°2), partially ruined complexes (podere N°4 and podere N°5), a ruined building (podere N°6) and a completely restored complex used as a hosting business (podere N°3).
The villa boasts luxury finishes such as frescoes, Baroque-style wall decorations, ancient terracotta floors and parquet floors, both in excellent state.
EXTERIORS
The property is surrounded by 231.5 hectares of land, organized as follows.
Vineyards, DOCG and IGT in their entirety, covers 2.5 hectares of land and was for the most part (70%) replanted in 1997 with the introduction of new clones.
A vast 35 hectares DOP and IGP olive grove is currently exploited and taken care of so to grant an excellent production of olives, which are then processed in the mill of the property.
The woodland covers the most part of the land (179.5 ha) and is made up prevalently of coppice, high wood and conifers. A part of the wood (1.5 ha) is earmarked for trees from which we can obtain prestigious woods (prevalently walnut, wild cherry, Italian Alder and pears).
Finally, the arable land covers 10.5 hectares and we can find a 1-hectare building plot.
USE AND POTENTIAL USES
The ample size of the property is ideal if one wants to start a high-quality hosting business in of the most beautiful areas of the Tuscan countryside and near Florence.
The property is currently used prevalently for wine-making and olive oil production, with the production of the prestigious Chianti Montalbano DOCG and excellent IGT and DOP oils. The villa is currently rentable on request for ceremonies and mundane events, but it can be easily converted into a simple residence. The various poderi surrounding the main complex, with the exception of those intended exclusively for rural purposes, can be recovered and restored and then used to improve an eventual hosting business.
